Tritech Engineering were appointed the M&E services contractor for the office fit out of 45 Mespil Road, Dublin 4. The mains works included the modifications of the lighting, busbars, lighting controls, Cat6 structured cabling, security systems, alterations to fire alarm, water services, above ground drainage, fan coil unit layout and ventilation of the existing Category A fitout to suit the new Category B fitout design.
The design intent of this project was to provide modern high-end CAT B office space that catered for the specific needs of the client including, reception, open plan office space, meeting rooms, break-out space, canteen, printing area, store room and comms room.
Unique challenges of the project:
Tritech had to pay particular attention not to adversely impact the normal business operation of existing tenants in the building. We liaised with the Landlord for all and any floor shut-downs and shut-downs that could have affected other floors.
The existing ceiling and floor voids had restrictive space available within for routing of services. Particular attention was required for the co-ordination and avoidance of cross overs. There was also an uneven slab finish in places which further reduced the raised access floor void in which case particular care was required when setting out for MEP. Coupled with a fast paced programme it was critical that the installation was accurate first time.
Detailed survey of existing services was required. Tritech’s M&E team had to carefully coordinate the installation of the services while proposing alternative solutions to the design team in order to accommodate the ceiling void restrictions.
