Project Scope:

Tritech Engineering was appointed as M&E services contractor for the alterations to Cat A and new Cat B office fit-out to the Fifth Floor, One LePole Square, Chancery Lane, Dublin 8. Tritech provided M+E services, which included primary air handling units, VRF air-conditioning for offices and amenities, communications room air-conditioning, hot and cold water services, sub-distribution boards, general services, earthing & bonding, lighting installation, data & comms cabling, mechanical plant wiring, security systems, fire protection, and building management system.

Client vision/objectives:

The design intent was to provide a unique, high-end office space drawing inspiration from Irish heritage and local culture.

Unique challenges of the project:

All services were run at high level through steel castellations, which involved detailed coordination to eliminate clashes and to avoid all other services such as sprinklers, while maintaining floor-to-ceiling heights. Tritech’s BIM coordination team was an essential part of the project and allowed all on-site installation crews to work seamlessly during the construction stage to achieve the project delivery on time to the client’s satisfaction.

Tritech Methods/Innovations:

Tritech’s management team continually liaised with the design team and the client’s management team to ensure all the new services blended seamlessly with the building. This required a detailed survey, coordination, maintaining a detailed, up-to-date project programme, and regular, on-point, detailed progress reporting.
