Project Scope:

Tritech Engineering were appointed as Mechanical Services contractor for a CAT B fitout of 235,000sq/ft of premium office space. Mechanical scope includes fan Coil Units, CHW & LTHW piped services, condensate pipework, close control units to IDF & MDF comms rooms, water, drainage & ventilation services to kitchen/canteen facility, heat recovery ventilation to all office floors, utility tie-ins, MS Controls. Lead BIM Co-ordinator to level 3, exposed services design.

Client vision/objectives:

The client commissioned a unique and complex architectural design with features including: structural alterations and removal of large sections of floor slab for five new circulation staircases and a bleacher seating area, two high-end reception areas with a living wall, and abundant meeting spaces and collaboration areas. A roof garden terrace along with complex IT and AV requirements, which involved extensive mechanical and electrical service adaptations.

Unique challenges of the project:

The design by RKD elevated the complexity of alterations to the mechanical & electrical installations. The design incorporated extensive areas of exposed ceilings therefore the appearance of the M+E became an architectural element.

Tritech Methods/Innovations:

This project required a high degree of accuracy in the coordination of services therefore Tritech, as lead coordinator, utilised 3d point cloud scanning technology to ensure we had an accurate record of the existing Cat A installation before we delivered clash free installation drawings.
