Project Scope:

Tritech Engineering were appointed as Mechanical Services contractor for 3 No. commercial offices, 8 No. retail units & 90 No. premium apartments over two basement levels.
One Ballsbridge consists of 3 distinctive buildings consisting of 155,400 sq ft of premium Grade A office space designed to the highest specification (LEED Gold accreditation) and 88 prestigious residential apartments.
The Mechanical scope included the installation of landlord shell & core services for three commercial offices, complete fitout of 90 residential units and two levels of basement carpark. The project was delivered to BIM level 2 and Tritech carried out the role of lead coordinator for all services.

To achieve LEED gold accreditation and deliver a high quality product.

Unique challenges of the project:

The project was advanced above ground to satisfy planning conditions and the main contractor commenced an extensive excavation of a two story basement after the superstructure was in place. This reduced the available space for logistic management on site.

Tritech Methods/Innovations:

Our just in time delivery and advanced procurement procedures ensured we could advance the project above ground and deliver the basement plantroom and services distribution under fast track arrangements due to the delayed access.
