Tritech Engineering was appointed as the mechanical services contractor for the Sandyford Central multi-story residential complex located on Carmanhall Road in the Sandyford Business District of Dublin 18. Featuring a Gross Floor Area of 58,927sq m (including basement), the development consists of 564 apartments, commercial office space, underground parking, and large amenity spaces. The apartments are divided into six blocks over a common basement. Mechanical services include apartment heating, hot and cold-water services, and mechanical heat recovery ventilation. Landlord services included smoke extract shaft systems in each block, dry and wet riser installations, and all firefighting equipment. VRF air conditioning and heat recovery ventilation throughout the amenities and shared common areas. Car park ventilation and a large network of syphonic rainwater and soil pipework serve the entire facility.
The design intent was to provide a unique, high-end apartment living, commercial offices & management suite with access to all amenities, gym facility, Creche, car parking and penthouse shared facility to accommodate large groups for family gatherings or parties.
Unique challenges of the project:
As with any large-scale project spanning across a vast region with many distinct blocks and phases, keeping a continuous, consistent site work force was crucial to the delivery while assuring a quality installation.
Early engagement with the design team and main contractor provided an opportunity to carry out a very detailed pre-construction exercise, resulting in a fully coordinated construction model that provided a high level of installation accuracy by all trades. Tritech’s management team continually liaised with the design team and the client’s management team to ensure scheduled work progressed in line with the project programme. This required a weekly detailed survey, coordination, and real-time progress reporting.
