Project Scope:
The Townsend Street mixed development consisted of a 393 bedroom Travelodge Hotel, 202 bedroom Staycity aparthotel and 21 bedroom Dublin City Council apartment block.
The hotels were provided with VRF air conditioning, local extract ventilation systems and central gas fired hot water generation.
The apartments were provided with local exhaust air heat pumps providing ventilation, hot water generation and heating to individual units.
Client vision/objectives:
To provide a large mixed development servicing the needs of its incoming hotel & leisure and residential tenants. The hotel amenities included a gym, laundry, two restaurants with variations to specification and finishes throughout the blocks to suit both Travelodge and Staycity’s specific brand standards for energy efficiency, mechanical and acoustic performance.
The apartments were completed and commissioned to Dublin City Council’s unique specification
Unique challenges of the project:
The city centre location posed unique spatial challenges. Site offices and welfare were set up in an adjacent offsite location and just-in-time delivery methodologies applied, keeping onsite storage spaces to an absolute minimum.
As lead services coordinator Tritech managed the coordination of mechanical, air conditioning, ventilation, electrical and sprinkler services through BIM including the identification and resolution of clashes. Tritech chaired weekly coordination meetings with all contractor and design team stakeholders throughout the design development phase, identifying and communicating coordination issues early, maximising the potential for resolution and minimising any adverse effects.
Tritech Methods/Innovations:
The project was split across four separate blocks and designed for three independent tenants with their own brand standards to adhere to. Tritech assisted the design team to achieve these specific and varying requirements for performance and acoustics across all blocks through plant selections, efficiency calculations and acoustic selections.
